A background check can only tell you so much about an applicant while interviewing them in person can reveal a greater amount of information. About Tony Morales

Starting in 1990, I’ve managed a sizable portfolio of investment Properties; single family homes, condominiums, town homes and apartment buildings through Real Property Associates (RPA).

But really… the beginning of my career began in High School, continuing through College, working with an investor on the maintenance of his many Properties – hard hands-on labor is what that was! Little did I know that after graduating from the University of Washington with a degree in Urban Planning, I’d coincidentally find myself living in an apartment building on Queen Anne, residing as the manager.

Shortly after RPA opened their doors, I joined on as a real estate sales person and property manager. We gained a notable reputation in the real estate industry as the agency who’ll manage a single family home with the same professionalism as a multi-family building. Our team of professionals and our portfolio has grown to a substantial size and so has our knowledge & experience in the industry.

Circumstance may have brought me to this job, but making a career out of Property Management was my choice. I realized I was good at it. To do well in this business a person must have a high level of integrity, a firm & clear communication style, the ability to stay focused and most importantly – loads of intuition. This is a business filled with challenges and many unknowns because we not only manage Properties, but a great deal of our time is managing people.

Our goal as a Property Manager is to look after your Property as if it were our own. We work towards maximizing your revenues while minimizing vacancy rates.It is Real Property Associates’ goal to locate a reliable and qualified tenant for your Investment Property; one who will be a good neighbor, take care of your property, and pay the rent on time. With the appropriate background check (credit, rental & employment history, public records, etc.), this can be achieved. We put a great amount of effort into this initial management step and consider it crucial to rental success.

It is Real Property Associates’ goal to locate a reliable and qualified tenant for your Investment Property; one who will be a good neighbor, take care of your property and pay the rent on time. With the appropriate background check (credit, rental & employment history, public records, etc.), this can be achieved. We put a great amount of effort into this initial management step and consider it crucial to rental success.

Our fee for locating an approved tenant is 1/2 of one month’s rent. After your tenant is located and placed in your rental, we enter into our management mode. Rents are due on the 1st and are considered late after the 4th day of each month. You can expect your rent proceeds to arrive approximately on the 10th of each month. A check and monthly statement can be mailed to you or we can directly deposit your funds into a specified account if preferred.

At RPA, we whole heartily represent our owners – with this said, we treat our tenants with courtesy, respect and well within the State Landlord/Tenant Laws. As your agent we will be available for your tenant’s needs and questions. If a maintenance issue arises, RPA’s maintenance personnel are on call 7 days a week. At the end of each calendar year, you will receive a complete accounting of all your rental income and the expenses for your account.
